<p>The property is situated on the northeast corner of Broad and Dauphin Streets. NovaCare Outpatient Rehabilitation is our first floor commercial tenant. The apartment entrance is a half block east of Broad St. in the middle of the block on the north side of Dauphin Street.</p>

<h2>About the Building</h2>
<p>2301 N. Broad St. is a Victorian style, turn of the Century, 16,000 square foot mixed-use Property. The building was completely “gutted” and re-built in 2005 and 2006. Both the interior and exterior of the Property are “new construction” quality. The building is now home to 12 large apartments, NovaCare Outpatient Rehabilitation and United Tailoring.</p>
<p>The off-campus apartment entrance is located on Dauphin Street. The building houses 8 two bedroom apartments and 4 one bedroom apartments. The two bedroom apartments range in size from approx. 850-950 square feet. The one bedroom apartments are approx. 550 square feet.</p>

Elevator service is available from the main entrance lobby to each floor. Each floor has its own laundry room and coin-op vending machines are conveniently located in the 2nd and 3rd floor lobbies. The building has a security surveillance camera system for improved resident safety. The property also has an intercom and doorbell system for safety and convenience. A residents only bike rack is located in the building’s private north side alley. Free, private, residents only, off-street parking is located directly behind the building in our fenced-in surface lot.</p>
<h2>About the Off-Campus Apartments</h2>
<p>Compare 2301 N. Broad St. to any of the large “close to campus” apartment buildings and the difference is clear. The competition uses a “dorm” style approach to housing. They generally pack 4 to 6 students into small apartments with little to no common living area. Bunk beds, small rooms and no personal space is the norm.</p>
<p>At 2301 N. Broad St. you can expect a new, modern, luxury apartment with plenty of space, large room sizes, architect designed open air floor plans, the highestlevelsof construction quality and loads of modern amenities. Our apartments are approx. twice the square footage of the competition!!!!</p>

<p>Perhaps the biggest mistake a webmaster can make is hubris, to believe that he or she can do it better only to reinvent the proverbial wheel. True innovation is necessary, and we should encourage it, but there is a reason that these 4 common page layouts have maintained their popularity over the years: they work, effectively and efficiently. With that in mind, let&#8217;s explore four tried and true approaches.</p>
<h4>2-Column Layout</h4>
<p>The classic <a href="http://www.thesitewizard.com/css/design-2-column-layout.shtml">two-column layout</a> has been in use since the first usage of HTML. It invokes the straightforward appeal of a newspaper layout. The design goal here is to put the content front and center, and to make it as accessible and readable for the visitor as possible. Typically, the columns sit below a header, and the large column uses 75% of available space while the smaller column uses the rest. Generally, the primary column is for content, and the secondary column is for navigation and advertisement.</p>
<h4>3-Column Layout</h4>
<p>The more modern three-column layout strives for similar goals while making more room for advertisement. Modern webpages are busy, and even when using a header row for navigation, hyperlinks and hooks can easily consume a single non-content column. <p>Newspaper-inspired layouts are best for read content, but the Internet has come a long way. Today, a great deal of the media is video and interactive content. For these purposes, the classic layouts fall well short. The problem with advanced media is compatibility. The benefit of such a format is that it achieves the readability and accessibility of the classic layouts. But it also allows the designer to provide greater focus to media, including aspects of Flash layouts, and incorporate more sophisticated navigation techniques. In advanced configurations, the header actually collapses away, and this provides the visitor with the best of both worlds.</p>

<p>Before designing a website layout, consider these four layouts extensively. When you go to do the automatic update, you may see an error stating that you cannot upgrade to 3.2.1 due to the fact that your server is not running PHP 5. There&#8217;s a really simple fix. Simply edit your .htaccess file and add this line of code to the file just before the &#8220;# End WordPress&#8221; line:</p>
<p>AddHandler x-httpd-php5 .php</p>
<p>Once you add that bit of code, you should be able to get 3.2.1 (as well as future versions and iterations of Wordpess), up and running. Enjoy.</p>

Don&#8217;t be so hard on them because your day may come, especially if you don&#8217;t take heed to the following tips.</p>
<p>1. <strong>Pick a Strong Password</strong> &#8211; The easier your password is, the easier it is to get hacked. It&#8217;s just that simple. &#8220;Password&#8221;, &#8220;Twitter&#8221;, your name with &#8220;1234&#8243; at the end are all examples of awful passwords. The best passwords utilize a combination of letters and numbers, and if you really want to be secure, throw in a special character or some upper case letters as well.</p>
<p>2. <strong> Don&#8217;t Share your Password &#8211; </strong> A lot of people are using Twitter as a way of marketing their business and interacting with potential consumers. They often delegate this task to others. Just keep in mind that the more people you share your password with, the more risk there is that it will get out. So if you have to share it with others, try to make sure they are worthy of that responsibility.</p>
<p>3. <strong>LOG OUT! &#8211;  </strong>Scenario: You&#8217;re at the library or over a friends house and you have the greatest tweet ever that you just have to post now. You log on to the first available device connected to the internet, pump that tweet out, and celebrate with your friends. Maybe it&#8217;s not that dramatic, but it is possible that you forget to log out. And unfortunately, (or fortunately depending on how funny the person is), someone might come across it and have a little fun at your expense. Make sure you log off your account when using it out in the world.</p>
<p><strong>4. Keep your Computer Clean &#8211; </strong>A hacked twitter page may elude to a larger problem. Be sure to keep an anti-virus/anti-malware program running on your computer to keep it safe. Be sure to scan regularly, and scan immediately if your Twitter account does indeed get hacked. A good free anti-virus program I use is <a href="http://avast.com" target="_blank">Avast</a>. For cleaning spyware I recommend <a href="http://malwarebytes.org" target="_blank">MalwareBytes</a>.</p>
<p><strong>5. Unfollow Known Spammers &#8211; </strong>If you begin to follow a ton of people, you&#8217;ll come across people whose whole timeline is obviously spam. Unfollow them to ensure you don&#8217;t click on one of their spam links by accident.</p>

But once you get them there your goal should be to immerse them in a memorable experience, and also to keep them coming back. Here are a few tips on how to do so.</p>
<h2>1. Blog</h2>
<p>Having a blog on your website is beneficial in many ways. Provided you are distributing information of value or interest, it gives people reasons to keep coming back to your site and referring it to their friends and colleagues. A blog may also lead to new visitors being attracted to your site that you may have never reached before. Blogs have a very positive effect on the SEO (Search Engine Optimization) due to the fact that it increases the number of pages cached by Google and other search engines. If you write about a broad range of topics you increase the likelihood that you will attract new visitors as you move up in search rankings.</p>
<h2>2. Get Social Via Twitter, Facebook, and Google+</h2>
<p>It doesn&#8217;t matter your branding yourself, a business, or a band, establishing and maintaining a presence in the Social Media realm is essential to success. Make sure your website links to a correlating and ACTIVE Facebook &amp; Twitter accounts. The emphasis on active is of major importance because having a Twitter account with 10 tweets is the equivalent of not having a Twitter account at all. Once they are there they&#8217;ll be wowed by how great it looks and all the cool things you have to share, and they&#8217;ll be coming back again and again. A great way to make to leverage your talents or offerings is to run promos and contests on the various social media networks to increase your followers on Twitter, likes on Facebook, etc. You can also get people to signup for newsletters, subscribe to your site, or leave comments on posts as a way to increase interaction.</p>

			<content:encoded><![CDATA[<p>If you are excited about Spotify making it&#8217;s long awaited arrival to the U.S., you were probably a little disappointed that some of you weren&#8217;t able to sign up right away without an invitation. I was one such person, until a potential web design client referenced the Chris Brown website a potential starting point for what they envisioned for their site.</p>
<p>I liked <a href="http://chrisbrownworld.com" target="_blank">Chris&#8217; site</a>. It&#8217;s clean, with all the important information readily available and easy to find. One thing that caught my eye was this piece of information below. Turns out Chris Brown has some Spotify invites. I requested one 3 days prior on the Spotify website and had yet to receive one. After signing up through this link, I received it within 5 minutes. Enjoy.</p>

<p>If you&#8217;re like me, you waited anxiously for OSX Lion to finish downloading and and stalling. Then you probably opened up a bunch of random windows and applications and mindlessly swiped back and between them. You admired how cool going in and out of Mission Control and Launch Pad was. And then after 10 minutes you just wanted to get work.</p>
<p>I like to start my day getting caught up on random articles ranging from technology, finance, and business to the newest video of someone falling off a bike. But I noticed I was constantly having a problem scrolling through my feeds. Seems Apple decided that the way we were used to scrolling wasn&#8217;t right. Since they have made these decisions in the past for us with the attitude of  &#8221;like it or get over it&#8221;, I just assumed that I would just have to adapt to the change.</p>
<p>Well if you&#8217;re not lazy you can simply change this setting by doing the following:</p>
<p>1. Open up <strong>System Preferences</strong></p>
<p><strong></strong>2. Click on the <strong>Trackpad</strong> section</p>
<p>3. Click the tab for <strong>&#8220;Zoom and Scroll&#8221;</strong></p>
<p><strong></strong>4. Simply uncheck the <strong>Scroll Direction: Natural</strong> option</p>
<p>That&#8217;s it. You are done. I would do it myself, but I&#8217;ve already gotten used to &#8220;Natural Scrolling&#8221;. Ah well.</p>
